Many sellers want to sell their home and let the buyer make updates such as paint and carpet and other deferred maintenance. Here is why that is a bad idea that will cost you money, and 3 strategies to help you get the most money for your home in the least amount of time. Often times sellers will assume that a buyer is ready, willing or able to make home improvement projects to the house after the sale. This is typically not the case. A buyer's money is going to be tied up in down payment, moving expenses and closing costs.
Strategy 1. Meet with a real estate agent. An agent will walk through the house with you and give you ideas on the improvements that will give you the highest return on investment.
Strategy 2. Hire contractors to get the work done. If you don't have contractors in mind, your agent should have a list of trusted vendors that will do high-quality work for a good value.
Strategy 3. Do the work. Hire the contractors, get on the schedule and get your budge in line to get everything done that you need to do to get your house ready for the market. You do not want to put a house on the market that is not ready to go.
