When you get your home ready to sell, the Utility room is most often overlooked, but Buyers always look closely at the furnace and water heater when looking at houses.  Typically, a buyer has no idea what they are looking for when looking at the furnace, they are just trying to determine age and whether the furnace is well-maintained.

You need to make sure this area looks great!  Make sure the area around the furnace is clear and clean, this is not the place for storage.  Most people have a thick layer of dust here, so make sure you wipe everything down so it looks clean.  This will make the buyer feel that the furnace it is well maintained and cared for.  Change the filter.  However, this is not the time to try to fool a buyer –your furnace SHOULD be well maintained.

You should strongly consider having the furnace cleaned and certified up-front, this will help you avoid any expensive surprises during the buyer’s inspection, after you have already negotiated a price.  As always – any defects that you know of and have not have repaired MUST by law be disclosed to the buyer.
